You got orders to JBA. You’ve got a report date, a household goods pickup, and about six weeks to figure out where your family is going to live. Here’s what the sponsor briefing usually leaves out.
Base housing may not be an option
Joint Base Andrews privatized housing is Liberty Park at Andrews — 1,115 homes, leasing at 866-944-7504, Resident Advocate at 301-981-5195. It is not Hunt, and searching for the wrong management company costs people a week.
Read this from their own site before you plan around it: “due to high occupancy rates, home offers for OET applicants are currently experiencing extremely long wait times, and as a result, they may soon stop accepting OET applications.”
Apply anyway, the day your orders cut. But build your plan assuming you’re going off base.
Your BAH is set by the base, not by your house
This is the one that surprises people. BAH is calculated from your duty ZIP code, not from where you choose to live. Joint Base Andrews is ZIP 20762, Military Housing Area DC053.
Look up your own rate at the official DoD tool — travel.dod.mil BAH Rate Lookup — using your rank and dependent status. I’m not publishing a dollar figure here, because every third-party BAH site I checked disagreed with the others, and this is your household budget, not trivia.
The strategic point: your allowance doesn’t shrink when you move farther out. Live in Waldorf and the allowance is the same as living in Bowie. That gap is the whole game.
What houses actually cost around the base
Medians, with dates attached, because stale numbers are worse than no numbers:

Going across the river roughly adds $200,000 to your median. That’s the trade for a shorter Beltway run
— and it’s usually not worth it from Andrews.
The commute is the real cost
INRIX’s 2025 scorecard ranked the DC region the 19th-worst in the world, at 70 hours lost per driver per year. The I-495 stretch from Clermount to I-295 ranked 21st nationally, at roughly 64 hours lost. MD 5 — Branch Avenue — is the chokepoint for everyone commuting up from Waldorf.
A one-hour peak commute from Southern Maryland to Andrews is not unusual. It’s normal. Drive it at 0630 on a Tuesday before you sign anything, not at 2pm on a Saturday when the house is open.
The VA loan details that cost or save you money
Funding fee, first use: 2.15% with no down payment, 1.50% at 5% down, 1.25% at 10% down. Subsequent use jumps to 3.3% at zero down, and stays at 1.50% and 1.25% at those same down payment tiers. Putting 5% down cuts the fee by more than half — run the math on your loan amount.
Since January 1, 2020, there is no county loan limit with full entitlement. Rates were at 6.95% on the 30-year fixed for the week of September 17, 2026 (Freddie Mac).
And the constraint people forget in a competitive offer: with a VA loan you cannot waive the appraisal contingency. Don’t let an agent tell you otherwise to win a bid.
Well and septic will bite you in southern PG County
VA Minimum Property Requirements demand 100 feet of separation between the well and the septic tank or drainfield, plus documented water potability. On older lots in Brandywine, Accokeek and Aquasco, that separation sometimes doesn’t exist. It’s a real reason a VA deal dies late, and it’s checkable early.
Two things to ask for that nobody mentions
PTDY for house hunting — up to 10 days, non-chargeable leave with no per diem. It is service- and command-dependent. Ask your S1 specifically, in writing, early.
Maryland Tax-Property § 7-208. If you are rated 100% service-connected permanent and total — or 100% permanently unemployable — you may qualify for a complete exemption from property tax on your dwelling. It extends to a non-remarried surviving spouse. Apply through SDAT. There is no September 1 deadline on this one.
Prince George’s County’s FY2026 real property rate is $1.0000 per $100 plus the State’s $0.112. On a
$450,000 house that exemption is worth roughly $5,000 a year, every year.
The short version
Apply to Liberty Park immediately and don’t count on it. Pull your real BAH from travel.dod.mil. Drive the commute at rush hour. Put 5% down if you can. And if you’re rated 100%, file the § 7-208 application before you do anything else.
