How Maryland property taxes are built

State rate: Maryland sets a statewide real property tax each fiscal year. For FY2026 (July 1, 2025–June 30, 2026)the Board of Public Works set $0.112 per $100 of assessed value for all non-utility real property (utilities are $0.280). This state line appears on every bill. What you’ll pay in popular Maryland areas (examples)
Below are illustrative annual taxes on a $500,000 assessed home (no special districts/credits unless noted). Multiply your assessment by the “total rate,” then divide by 100.
Math tip: $500,000 ÷ 100 = 5,000 “tax units.” Multiply by the total rate.
Prince George’s County (example: City of Bowie)

Owner-occupied protections: Homestead caps (selected examples)
These caps limit how much of an assessment increase can be taxed each year on your principal residence (state cap 10%; locals set their own). A few local caps, effective July 1, 2024:
